JLL is seeking a Project Management Director to serve as the US project management leader for a progressive banking client's retail portfolio. The Project Director will manage a 25+ person team overseeing the deployment of >$100M in capital funding annually. Project types include new interior build-outs, major renovations, facility decommissions, ATM deployment, and other facilities-related investment programs. A successful Project Director will exhibit four critical traits:

  • Extensive experience managing projects as a 3rd party service provider
  • Progressive and client-centric approach, including a focus on proactive thought-leadership
  • Comfortable operating within a dynamic and agile-focused environment


Essential Duties and Responsibilities
  • Demonstrate high energy for the business, an ability to energize others, and a willingness to take risks and make tough decisions
  • Grow key strategic and tactical client relationships; manage conflicts to amicable resolution
  • Achieve required KPIs while meeting/exceeding high standards for delivery & communication
  • Assist client in developing a project delivery strategy linked to their current business objectives
  • Successfully interact with and influence at varying levels within JLL as well as the Client organization
  • Attract, develop, retain and fully manage a team of geographically dispersed PM professionals
  • Support organization's goal of creating a diverse team at every level
  • Coach team members in JLL standard procedures, market best practices, and methodologies expected for successful project implementation.
  • Drive a "Trusted Advisor" culture throughout all levels of the team
  • Facilitate a forward-looking mindset; lean-in to streamline process and challenge status-quo beliefs
  • Embrace and model a mindset of "together we will find a way" to the entire team
  • Assume lead role in developing and executing on a strategy for the team and overall business unit
  • Ensure the team remains sized and staffed appropriately for the client's expected workload
  • Contribute to the development of new product and service delivery ideas for the PM service line
  • Provide thought leadership to improve consistency, speed, and cost effectiveness of project delivery
  • Oversee project management team's implementation and execution throughout project lifecycle
  • Manage vendor, consultant, and project team performance to ensure compliance with all contractual, jurisdictional, and client requirements
  • Interface regularly with PMs, architects, client staff, property managers, and other vendors as needed to facilitate exceptional client experience
  • Provide appropriate on-site supervision to ensure the account team's performance criteria are met
  • Manage financials for the annual capital plan, including but not limited to regular year-end projections, variance management and reporting, PM absorption calculation, and other reports as required by the client
  • Demonstrate stewardship and complete ownership of a >$100M capital plan
  • Exhibit proficiency with relevant project management software, including JLL's Clarizen platform
  • Identify and address areas of concern regarding potential liabilities and risks (e.g. - fee, client or JLL reputation, errors and omissions, etc.)
  • Ensure that Account Director is fully and accurately informed of all project, internal team, and client issues that could affect JLL's reputation at any level
  • Demonstrate visible commitment to creating a "one-firm firm" by utilizing cross-discipline teams as needed to meet client needs
  • Demonstrate knowledge of interconnection points among JLL service Lines (e.g. - Facility Management, Transaction Management, Engineering Services) and expertise in how to leverage those services into additional opportunities to serve our client
  • Assist in sourcing new business ideas for PM team and other business units within the firm
  • Demonstrate ability to envision opportunities and to market available products and services
  • Recommend to Manager and/or take action personally regarding team talent (with HR involvement)
  • Any and all other duties and tasks assigned


Required Knowledge, Skills, and Abilities
  • Proactive thinker and leader
  • Extensive experience leading leaders
  • Passion for simplifying complex situations/data, and ability to convey a streamlined and convincing recommendation to the client
  • Strong working knowledge of architectural drawings and construction methods
  • Highly organized with strong analytical skills
  • Strong interpersonal skills with an ability to interact with executive-level external and internal clients, as well as external team members (architects, contractors, client's representatives, etc.)
  • Ability to manage all aspects of construction projects effectively and efficiently including, but not limited to budgeting, scheduling, submittals, and change orders
  • Previous experience effectively supervising, training, mentoring and evaluating talent at various levels within the organization or team
  • Ability to develop and cultivate business relationships with existing and prospective clients
  • A strong working knowledge of accounting and financial reporting, budgeting, scheduling, and process as they relate to corporate real estate
  • Ability to lead individuals across a national platform to deliver superior results in client service
  • Experience working with landlords, developers, and institutional owners
  • Solid understanding of capital plan creation and management
  • LEED, AIA, PE, or PMP certifications are desirable.
  • Travel as needed (current estimate of 3-5 nights per month)


Education Requirements
  • Minimum of a Bachelor's Degree from an accredited institution, preferably in Architecture, Engineering or Construction Management. Advanced degrees appreciated.
